BA123 fan maintenance

I have a pdp11/83 in a ba123 box that's just about ready for prime time. However, the main exhaust fan under the card cage has become VERY noisy, and I'm getting pretty nervous about it.

I don't know much about these things; I took a crack at taking it apart - there are three screws holding the blade assembly in place, but it became clear very quickly that it wasn't going to come apart without a fight.

Does anyone have any hints about disassembling/lubricating/fixing this fan? Or an idea where I can find a replacement?

If it's a common box-style fan, then you can probably get a drop-in replacement from McMaster-Carr, among many other places. Match the dimensions and voltage of the original. They are pretty common and standardized.

Edited to add: It'll probably be equivalent to one of these.
