Trouble Removing RF Modulator To Replace

I'm wanting to remove the rf modulator so I can replace it with a modern solution with better output.
The problem is that it's not coming off. I've desoldered the unit and applied heat with a rework station to get it to come off....but nothing is working.

I don't want to damage the board at all but I'm not sure what to try.

Also I don't have a desoldering gun, I'd rather not buy one for just one thing.

Can you post some photographs of the top and bottom of the PCB around where the modulator is?
